If a father wants to give some land to his son, what kind of document would the son receive from the father?

It's probably called a deed but I don't know if it's a different kind of document or not. I would like to know what this kind of document looks like (basic structure, what information is in it, what names are signed on it, etc.) and if anyone has a picture of this kind of document or finds a picture on the internet, I would really appreciate it. I will be blotting out some of the information and replacing it with the information that is suitable for my purposes.
